Kansas City Home Prices Rise in March

According to the Kansas City Regional Association of Realtors, Kansas City MLS metro area sales prices rose in March 2025. The image below shows March statistics for the entire metro area. If you look closely, you’ll see that even though prices are still climbing, the market is showing a bit more balance. Days on market is increasing – meaning homes are taking longer to sell. The months of supply on the market is increasing – which means that the rate at which homes are selling is slowing a bit. Inventory has risen, which means there are more homes available. Closed sales and pending sales have decreased – meaning there are fewer homes sold than last year at this time. And the percentage of original price received has decreased, meaning homes are selling a bit lower than list price than last year. While this is still a seller’s market, there are signs pointing to a bit more balance and opportunity for buyers.

Seller’s Market Still Brings Multiple Offers

While these numbers might seem like they are leading to more balance, this is not completely reflective of all parts of the metro area. To be sure, in high-demand parts of town along state line where I work, I’m still seeing multiple offers, homes selling over list price, bidding wars, and contingency waivers. Primarily, the really cute homes see this type of attention; however, some homes that are less prepared might sit on the market a week or two before a buyer comes along. While the sellers still have the upper hand, there are more options for buyers which feels better than the last few years.
