The average home sales price increased 3% in Johnson County, KS, in 2024. Let’s take a look at a few individual cities within Johnson County, just to see if there are any outliers. I thought perhaps Leawood might outpace the county, but I was wrong. Overland Park, KS, saw a slightly higher average sales price than the rest of the county.
Prairie Village: 0% increase in average sales price for 2024. Prices remained the same as 2023.
Leawood: Average sales price increased 3% in 2024.
Overland Park: Average sales price increased 5% in 2024.
Westwood and Westwood Hills: Average sales price increased 3% in 2024.
Lenexa, KS: Average sales price increased 1% in 2024.
The Real Estate Market in 2025
The data is showing us that the market is cooling. In the chart above, the biggest jump in sales prices was in 2022. Therefore we have seen the peak in prices, and now we can expect a more typical increase in our real estate investment, year over year. Though mortgage interest rates are higher than they have been in years, demand for homes still outpaces supply, so it remains a seller’s market. I predict that 2025 prices will see a similar increase to 2024.
