List Now or Wait for the Spring Market? What is the Best Month to List Your House For Sale in Kansas City

Many people ask me the best month to list their home to which I always reply, “homes sell every single month of the year, so just list when you are ready.” What they really want to know are the peak months of real estate sales in our area. The chart above shows the number of sales by month for the last few years in our metropolitan area. If you look closely, you will see that sales increase sharply in March and continue to rise through about June. May is the month with the most sales.

WHEN TO LIST YOUR HOME
It is important to keep in mind that this chart depicts the sale date not the contract date. The contract date generally precedes the sale date by 45 days on average. Adjusting for the 45 day escrow period, it would make sense to list your home in February, March, April, or May.

THE EXCEPTION TO THE RULE
In real estate, it is always important to consider the variables. Currently, rates are still low, the weather is mild, and we are in the midst of a market recovery. This fall has been more active than years past with higher prices and more homes selling, and I predict that we will see higher than normal activity continue through the winter months. For the current market conditions, it is my professional advice to list your home now.
